Attorney Highlights Safety Risks in Unregulated Short-Term Rental Industry After Fatal Carjacking at Florida Community

The short-term rental industry faces increasing scrutiny following a $2 million settlement that was reached after the tragic murder of a tourist during a carjacking in a Florida rental community—an incident that has cast a harsh light on significant safety concerns within the industry. The victim's mother and her attorney have voiced strong criticism of the industry’s lax approach to guest safety, questioning its commitment to ensuring the well-being of its patrons.

In July 2022, Jeremiah Brown, a 22-year-old tourist from California, was fatally shot while vacationing in Central Florida. He had been staying at Champions Gate, a well-known rental community, with his girlfriend and her children. Unbeknownst to Brown and other guests, the community had been previously targeted by violent criminals. Tragically, the attack occurred just two days into their trip, abruptly ending Brown's life.

During a press conference to announce the settlement, Brown’s mother, Lorrie, emotionally recalled her son's enthusiasm for life. She described him as being on a celebratory trip for a new professional certification and eager to explore Florida’s attractions, noting that "His life was just beginning."

The perpetrators, identified as Tyrell Johnson and Jimmy Robinson III, managed to bypass the community's security by exploiting a malfunctioning gate. Cellphone location data confirmed their presence at the crime scene at the time of the murder, with Johnson later pleading guilty to related charges and receiving a two-year prison sentence. Robinson’s legal proceedings are still pending.

The settlement included RAMCO Protective of Orlando, Inc., the security service provider for Champions Gate, but both Lorrie and her attorney, Pedro Echarte, argued that the responsibility extends beyond the security company to the rental community itself and the broader short-term rental industry. They argued that these entities have not adequately prioritized guest safety.

Echarte highlighted the systemic problems plaguing the short-term rental industry, especially its lack of sufficient regulation. He called for urgent reforms, drawing attention not only to the incident at Champions Gate but also to another case involving vacationers who suffered from carbon monoxide poisoning at a rental property in Mexico.

This unsettling incident has cast a long shadow over the booming short-term rental market, which experienced substantial growth and profitability, especially during the pandemic when many traditional hotels were shut down. Despite its economic success, the industry frequently operates with minimal regulatory oversight, posing ongoing risks to guests.
