Fatal Carjacking at Florida Rental Community Exposes Risks of Largely Unregulated Short-Term Rental Industry: Attorney's Warning

Jeremiah Brown, a 22-year-old from California, was fatally shot during a vacation in Central Florida in July 2022. He was staying with his girlfriend and her children at Champions Gate, a sprawling rental community that had been previously targeted by violent criminals, unbeknownst to Brown and other guests. The attack happened just two days into their trip, leading to Brown's tragic death.

At a press conference announcing the settlement, Brown's mother, Lorrie, remembered her son as someone excited about his future, visiting Florida to celebrate a new professional certification and to enjoy the area's attractions. She stated poignantly, "His life was just beginning."

The perpetrators, Tyrell Johnson and Jimmy Robinson III, had circumvented security by exploiting a faulty gate to access the property. Location data from the suspects' cellphones linked them to the crime scene during the murder, with Johnson later pleading guilty to charges related to the incident and receiving a two-year prison sentence. Robinson's legal proceedings are still ongoing.

The settlement involved RAMCO Protective of Orlando, Inc., the security provider for Champions Gate, but both Lorrie and her attorney, Pedro Echarte, argue that the fault extends to the rental community and the broader short-term rental industry. They contend that these entities failed to prioritize the safety of their guests adequately.

Echarte pointed out the systemic issues within the industry, particularly its lack of regulation. He emphasized the need for reforms, citing not only the case at Champions Gate but also another ongoing case where vacationers suffered carbon monoxide poisoning at a rental in Mexico.

This incident casts a shadow over the burgeoning short-term rental market, which has seen robust growth and profitability, particularly during the pandemic when many traditional hotels were closed. Despite this economic success, the industry often operates without significant regulatory oversight, leading to potential risks for guests.
