Mortgage refinance demand jumps to a 2-year high, as interest rates drop

WASHINGTON, D.C.— Mortgage rates have fallen to their lowest levels since March last week, triggering a significant surge in refinancing activity. However, potential homebuyers have not shown a similar level of enthusiasm, highlighting ongoing challenges in the housing market.

Surge in Refinancing Applications

According to the Mortgage Bankers Association’s (MBA) seasonally adjusted index, applications to refinance home loans surged by 15% last week compared to the previous week. This marked the highest level of refinancing activity since August 2022. Demand for refinancing was also 37% higher than during the same week last year when mortgage rates were identical. Despite this substantial increase, it is important to note that the surge is coming off a very low base. Refinancing demand remains over 70% lower than it was in early 2020, prior to the onset of the Covid-19 pandemic.

The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances (up to $766,550) decreased to 6.87% from 7.00%. Concurrently, points, including the origination fee for loans with a 20% down payment, dropped to 0.57 from 0.60. Joel Kan, MBA’s vice president and deputy chief economist, attributed the decline in mortgage rates to recent signs of cooling inflation and the increased likelihood of Federal Reserve rate cuts later in the year.

Lack of Response from Homebuyers

While refinancing activity saw a notable uptick, applications for mortgages to purchase homes fell by 3% for the week and were 14% lower than during the same week last year. This decline reflects the current challenges faced by potential homebuyers, who are dealing with a tight and expensive housing market. Many buyers seem to be adopting a wait-and-see approach, anticipating further drops in mortgage rates.
